Site review
We assess frontage, zoning, slope, services, planning controls, value and likely duplex yield.
The opportunity
01Addison focuses on carefully selected duplex sites in Sydney. If your property is suitable, you may be able to participate in the value created by a duplex rather than selling the property. You contribute the land. Addison manages and funds the development, including feasibility, design, approvals, finance and construction.
The proposed arrangement explains what each side contributes and how the two residences will be divided under an agreed legal structure. It also sets out the proposed home allocation and key conditions, so you can consider the opportunity before deciding whether to proceed.
Under an agreed arrangement, the homeowner may receive a brand-new home while Addison coordinates the development. Every proposal remains subject to site feasibility, valuation, finance, planning controls, tax and legal advice.

For a suitable property, a duplex partnership may offer a way to take part in the site's development potential without managing every step alone.
Addison coordinates feasibility, design, approvals, finance and construction. The proposed responsibilities, home allocation and key conditions are discussed upfront, giving homeowners a clearer picture of the pathway before deciding whether to proceed.
Our process
02Under our agreed partnership structure, we cover the development costs and provide a complete finishes schedule before construction, so owners can see how the completed home will come together. Every arrangement remains subject to site feasibility, valuation, finance, planning controls, tax and legal advice. Our role is to make the pathway clear.
We assess frontage, zoning, slope, services, planning controls, value and likely duplex yield.
You receive an indicative design, residential model, responsibilities, proposed home allocation and key conditions. The proposal records that, under the agreed structure, we cover the development costs.
Independent solicitors document title, security, funding, approvals, ownership, risk and exit arrangements.
Architects, consultants and certifiers progress the design through DA, CDC or other required approvals. Before construction, we provide a complete finishes schedule so you can see how the completed home will come together.
We coordinate procurement, construction, quality control, programme and regular owner updates. Owners choose their preferred colour palette, tiles, tapware and joinery finishes, with selections documented in the final specification.
The homes are completed, certified and transferred or retained in accordance with the agreed structure.
Potential outcomes
Every home is tailored to the site, neighbourhood and commercial feasibility—not selected from a generic catalogue.

Founder — The Addison Property Group
Addison Property Group is based in Sydney’s eastern suburbs and works with Sydney homeowners on carefully selected duplex opportunities. The homeowner contributes the property. Addison coordinates feasibility, design, approvals, finance and construction, and the proposed home allocation, responsibilities and key conditions are discussed before commitment.
Addison brings 20 years of building and property-development experience to each partnership. The details of every arrangement depend on the site, including its feasibility, valuation, finance, planning controls, tax and legal advice.
Site criteria
03We are primarily seeking established residential properties across Sydney where planning controls, land dimensions and end values support a quality duplex outcome.
Initial assessments are indicative only. A formal proposal requires planning, valuation, legal, tax, lending and construction due diligence.
